The Lowcountry is hard on crawlspaces. Between the humidity, the high water table, and the age of much of our housing stock, moisture finds its way in. Here's what that looks like — and how I fix it.

Why it happens here

Charleston sits in a humid subtropical climate with a high water table and marsh all around us. Many homes — especially older raised houses in places like West Ashley, James Island, and downtown — were built before modern moisture control was standard. Warm, wet air moves through an open crawlspace all year, and bare soil underneath wicks groundwater straight up into the space.

Left alone, that damp air rises into the living space, drives up your power bill as your HVAC fights the humidity, and quietly works on the wood your house is sitting on.

What it causes — and the fix
